Gautier sits between Pascagoula and Ocean Springs on the Mississippi Sound, at the mouth of the West Pascagoula River. For many buyers it is the middle ground: more space and newer homes than much of Pascagoula, at lower prices than Ocean Springs, with Interstate 10 and U.S. 90 both running through town. This page covers today's market, daily life, and what owners should know.
Figures below come from active MLS listings on our site as of October 15, 2026. They change daily, so treat them as a guide, not an appraisal.
In plain terms, Gautier is a mid-priced market. About two out of three homes for sale fall between $200,000 and $350,000, roughly one in four is under $200,000, and only a handful sit above $350,000. Buyers will find a mix of 1970s and 1980s neighborhoods such as Hickory Hills, Lakewood, and Point Clear alongside new construction, with several 2026-built homes on the market right now.
Gautier's biggest advantage is where it sits. Pascagoula and its shipyard are about 4 miles east on U.S. 90, and Ocean Springs is about 13 miles west. Interstate 10 crosses the north side of the city with exits 57 and 61, putting the Gulfport area about 30 miles west and Mobile about 42 miles east. In 2002 the city annexed land that more than doubled its size, so "Gautier" covers more ground than many people expect.
Most of the city is served by the Pascagoula-Gautier School District, which earned a B in Mississippi's 2024-25 district accountability ratings. Gautier High School opened in 1996. The Jackson County Campus of Mississippi Gulf Coast Community College is also in Gautier. Confirm the assigned schools for any specific address.

Shepard State Park, a 395-acre park on the south side of town managed by the city, has about 8 miles of nature trails, an 18-hole disc golf course, camping, and access to the Singing River for boating and fishing. With the river, bayous, and the Sound all close by, Gautier is popular with people who fish and spend weekends on the water.
The city takes its name from the Gautier family. Fernando Upton Gautier built a homestead at the mouth of the Pascagoula River in 1867 and ran a sawmill that the town grew up around. That home, known as The Old Place, is still owned by his descendants.
Like the rest of the coast, Gautier was hit by Hurricane Katrina in 2005, and conditions vary a lot between waterfront neighborhoods and homes farther inland near the interstate. Ask for the flood zone and any elevation certificate on each home, and get homeowners and flood insurance quotes before you settle on a price.
Gautier's price range and central location appeal to both owner-occupants and renters, which gives owners real options.
On a price-per-square-foot basis, Gautier sits between the two. As of October 15, 2026, active listings averaged about $160 per square foot in Gautier, compared with about $119 in Pascagoula and about $213 in Ocean Springs.
Most of the city is in the Pascagoula-Gautier School District. Some areas near the edges may differ, so confirm the district for each address.
