The Lincoln Group
Pascagoula is the county seat of Jackson County and the home base of The Lincoln Group, with our office on Delmas Avenue downtown. It is a working waterfront city of about 22,000 people built around shipbuilding, energy, and the mouth of the Pascagoula River. This page covers what the housing market looks like right now, what living here is like, and what owners and landlords should know.

Figures below come from active MLS listings on our site as of October 15, 2026. They change daily, so treat them as a starting point, not an appraisal.
In plain terms, Pascagoula is one of the more affordable places to own a home on the Mississippi Gulf Coast. Most of the homes for sale are older brick and frame houses from the 1950s through the 1970s in established neighborhoods such as Eastlawn, Cherokee Forest, Bel Meade Park, and the streets around downtown. Larger and newer homes, and homes closer to the water, sit in a smaller upper tier.
Pascagoula's economy is anchored by Ingalls Shipbuilding, which builds amphibious ships, destroyers, and cutters for the U.S. Navy and employs more than 11,000 people. Chevron's Pascagoula refinery is also here, along with other industrial and maritime employers. That steady base of skilled jobs is a big reason homes and rentals in Pascagoula stay in demand.
The city is served by the Pascagoula-Gautier School District, which earned a B in Mississippi's 2024-25 district accountability ratings. Resurrection Catholic School, founded in 1882, offers a private option from pre-K through 12th grade. Always confirm the assigned school for a specific address before you buy.
Pascagoula has one of the deepest histories on the coast. The LaPointe-Krebs House, also known as the Old Spanish Fort, dates to the 1750s and is often described as the oldest standing building in the Mississippi Valley. Beach Boulevard runs along the Mississippi Sound, and the Pascagoula River, the "Singing River" of local legend, borders the city to the west.

U.S. 90 runs through town as Denny Avenue, reaching Biloxi about 21 miles west and the Alabama line to the east. Highway 613 (Telephone Road) connects north through Moss Point to Interstate 10 in about 5 miles.
Hurricane Katrina put nearly 92% of Pascagoula under water in 2005, and many homes were elevated or rebuilt afterward. Flood zone, elevation, and insurance cost vary a lot from one street to the next. Before you make an offer, ask for the flood zone and any elevation certificate, and get homeowners and flood insurance quotes early. Insurance can change your monthly payment as much as the price does.
Many of our clients already own here: a family home, an inherited house, or a rental or two. If that is you, these are the common paths, and the right one depends on your numbers.

It can be. Prices per square foot are among the lowest in Jackson County and the employment base is large and steady. The deciding factors are usually the condition of the house, insurance cost, and the rent it can realistically command. We are happy to look at a specific address with you.
The Pascagoula-Gautier School District. Confirm the specific schools for any address with the district before you buy.
It depends on the property's flood zone and your lender. Many Pascagoula homes are in or near a flood zone, so get quotes before you commit to a price.
