Ocean Springs sits on the east side of Biloxi Bay and is the most in-demand housing market in Jackson County. People move here for the A-rated schools, the oak-lined historic downtown, and an arts scene that is known well beyond the coast. This page covers what homes cost right now, what to expect from the area, and what owners should weigh before they sell or rent.
Figures below come from active MLS listings on our site as of October 15, 2026. They change daily, so treat them as a guide, not an appraisal.
What that means in dollars: Ocean Springs homes list for well above the county's other cities on a per-square-foot basis. About one in three homes for sale is under $300,000, the biggest group falls between $300,000 and $500,000, and roughly one in four is above $500,000, including historic homes downtown and waterfront property. Newer subdivisions such as South Pointe and Scarlett Glen sit alongside older neighborhoods like Pecan Grove and Fort Bayou Estates, so there is a real range of choices.
Schools are the single biggest driver of demand here. The Ocean Springs School District earned an A in Mississippi's 2024-25 district accountability ratings. One thing buyers often miss: many homes with an Ocean Springs mailing address sit outside the city limits and are served by the Jackson County School District instead, which also earned an A. Both are strong, but confirm the district for any address you are serious about.
Ocean Springs traces its roots to Fort Maurepas, founded in 1699 under Pierre Le Moyne d'Iberville as the first permanent French outpost in French Louisiana. Today the downtown is a walkable district of shops and restaurants under live oaks. The town is closely tied to the painter Walter Anderson, and the Walter Anderson Museum of Art is downtown. Every November the Peter Anderson Arts and Crafts Festival, first held in 1978, draws visitors from across the Southeast.

Front Beach, the Davis Bayou area of Gulf Islands National Seashore, and miles of bayou and bay shoreline make it easy to get on the water. The Biloxi Bay Bridge, rebuilt after Hurricane Katrina and completed in 2008, connects Ocean Springs to Biloxi in minutes, and Interstate 10 runs along the north side of the area.

Katrina's storm surge reached 28 feet here in 2005, and shoreline properties were hit hard. Flood zone, elevation, and insurance costs differ a lot between a home near the water and one north of the interstate. Ask for the flood zone and any elevation certificate, and price your insurance before you make an offer. Well-priced homes in the better school zones also tend to draw multiple buyers, so be ready with financing in hand.
Because demand here is strong, Ocean Springs owners usually have good options. The question is which one leaves you with the most money.
Mostly schools, location, and character. A-rated schools, a walkable historic downtown, and quick access to Biloxi keep buyer demand high, which shows up in price per square foot.
No. Many homes with an Ocean Springs mailing address are outside the city and are served by the Jackson County School District. Confirm the district for each property.
