Moss Point sits just north of Pascagoula where the Escatawpa River flows into the Pascagoula River. It is a river town with a historic downtown, quick access to Interstate 10, and some of the lowest home prices per square foot in Jackson County. This page covers today's market, what living here is like, and what owners and investors should know.
Figures below come from active MLS listings on our site as of October 15, 2026. They change daily, so treat them as a guide, not an appraisal.
In plain terms, about half of the homes for sale in Moss Point are under $200,000, and about a quarter fall between $200,000 and $350,000. The upper end is mostly larger homes on bigger lots outside the center of town. In town, most homes are older houses on established streets, with a few new builds mixed in.
Water defines Moss Point. The Escatawpa River runs east to west through the city into the Pascagoula River, and the river corridor is a favorite for paddling, fishing, and birding.
Interstate 10 runs through the northern part of the city, and Highway 63 is the main north-south road. Downtown Pascagoula and the shipyard are a few minutes south. Trent Lott International Airport, a general aviation airport, is also in Moss Point.
The city is served by the Moss Point School District, which earned a B in Mississippi's 2024-25 district accountability ratings. Homes in Escatawpa and other areas outside the city limits may be in the Jackson County School District, so confirm the district for any specific address.
Moss Point was incorporated in 1901 and reached its peak population of more than 19,000 in 1970. The Moss Point Historic District and several individual buildings are on the National Register of Historic Places. After Hurricane Katrina, Burlington, Vermont became Moss Point's sister city.

Low prices do not automatically mean a good deal. Katrina's surge topped 20 feet in parts of Moss Point in 2005, so flood zone and elevation matter a great deal here. Older homes may also need roof, electrical, or plumbing work. Get the flood zone, any elevation certificate, a full inspection, and insurance quotes before you commit. If the home will be a rental, run the rent, taxes, insurance, and repairs through our free Investment Deal Analyzer to see the monthly cash flow in dollars.
A lot of Moss Point homes are owned by families who inherited them or by landlords who have held them for years. If that is you, here are the realistic options.
The city's population has declined since its 1970 peak and much of the housing is older, which keeps prices per square foot lower than in Gautier or Ocean Springs. That can mean opportunity for buyers and investors, as long as condition, flood zone, and insurance are checked carefully.
It can be. The numbers depend on purchase price, repairs, insurance, and realistic rent for that street. We are happy to look at a specific property with you.
The Moss Point School District serves the city. Areas outside the city limits, including Escatawpa, may be in the Jackson County School District. Confirm for each address.
